THE BUILDING PROCESS
1. Deposit to be Paid

This is the stepping off point, the moment that gets the ball rolling. Once the deposit has been paid, your exciting journey begins…

2. Meeting with Project Manager
Meeting

After the contract becomes unconditional, the construction drawings will be finalised, and we will obtain all permits/consents that are required. (This will take approximately 6 weeks.)

Once the building consent is lodged with the local authority, your Horncastle Homes Project Manager will contact you and arrange an appointment so that we can discuss the initial details of your new home. You will go over the construction order and be instructed on how to make contact with your nominated suppliers.

Suggested order of appointments when seeing suppliers:

•Cladding i.e. Bricks, Rockcote
•Kitchen, windows and doors
•Plumbing
•Floor coverings/paints

Points of Contact and Responsibilities

These are people you should get in touch with if you want to do any of the following:

Project Manager

  • All changes
  • Completion date
  • Any other queries

Builder/On site Project Manager

  • On site queries
  • Program throughout the contract, but not the completion date

Settlement and Handover

Near the end of the contract you will be contacted to go over “Settlement Statement”(summary of changes with prices) and arrange a time for one of our team to meet you on site and hand over the keys to your new home. Before “the handover”takes place we would have received settlement (payment) from yourself either directly or through your lawyer.

Maintenance, warranties and Guarantees

When we meet you on site at the handover we will go over the maintenance period, any warranties and guarantees.

The Building Process
3. Final Constuction Meeting

FinalYou've chosen the colours, the fittings and the coverings. We have secured the permits and consents, now it's time for the fun part to begin!

We will arrange an informal meeting with you to go over any final details before the construction starts.

Please bring the following to this meeting:

•Your flooring choices, colour selection, kitchen plan, external colours, style of roof, windows and cladding

•All your questions, written down.

Once this meeting is completed the first material orders will be made and a builder will be allocated to your job.

It is important that you feel a part of this process and we ask you to feel free to ask questions and consult with your Horncastle Construction Team member whenever necessary.

At the Construction Meeting you will cover the following:

Signing the Master Build Guarantee. Master Build will then send you confirmation.

Read and sign the “Construction Issue”order.
Read and sign the “Construction Issue”Plans.

FYI - The construction issue documents is what the builder uses to build your new home.

4. During Construction
Construction

The builder should contact you near the start of construction and introduce himself.

Shortly after the slab is poured we will advise the “estimated”completion date we are working towards.

The electrician will contact you when the roof is on and the windows are fixed to meet you on site and go over the light and plug positions etc.

The painter will contact you when the gib is up to discuss colours.

Our quality control staff will visit your new home at various stages throughout the contract.
