Our Step By Step Guide to Your Build

Building a new home is an exciting experience and our in-house experts are here to guide you every step of the way. To help you understand what's involved when you build a new home, here is a step-by-step guide.

1. Get in touch with us

Our team has extensive experience in helping turn your best ideas into something more than you expected that's workable and cost effective. The first step is deciding what you want your new home to look like, and what features you want your new home to have. It's also a great idea to put together a scrapbook of ideas. If you get stuck, or you want some advice, give us a call or drop in and see us, we would love to help.


2. Your section

Our team will undertake a site assessment for your section so you know what's possible taking into account location, layout, aspect to sun, consents, building regulations and other issues. If you don't have a section, we can help find one for you.


3. Your requirements and concepts

We will work with you to put together a brief of what you want, that meets all your requirements and makes the best of your site. We often build one-off designs and can also assist in developing plans from rough concepts. Our team will consult with you to finalise important details regarding design, cladding, colours, fixtures and fittings. At your request, we have an interiors expert and colour consultant on hand to provide assistance.


4. Plans, Specifications and Costing

Once the detailing price and design work has been completed, we provide precise details of every aspect of your project - detailed plans, fully comprehensive specifications of all products and materials to be used, and a fixed-price quotation for completing the home. We leave nothing out. The fixed-price quote, specifications and final drawings will be presented to you for sign-off.


5. Finance and Building Agreement

The Horncastle team are able to liaise with your lawyers, bankers and other advisors to ensure all these issues are dealt with in the most professional manner possible. Once the plans and specifications are approved, the building agreement is signed and the deposit is to be paid. 

Once you have given us final permission to proceed, we will then get council approval to build, and construction can commence on your new home.


6. Consents & Approvals

Our team will deal with councils and building authorities regarding consents, surveying, engineering etc and will take care of all the paperwork to help with prompt approval.


7. Construction

Prior to construction commencing, you are given the opportunity to participate in a pre-construction meeting, where you meet the Project Manager and other important participants who are key in creating your new home. Your Project Manager will give you all the information on who to see and where to go for all things like your kitchen design, interior and exterior colours etc. Clients are also invited to attend site meetings at various stages of construction. Our Project Managers will maintain regular contact throughout to report on progress.


8. Settlement & Handover

Once your home is completed and the council is happy the build is completed as per the building consent we undertake a 48 point quality control check. This is done by an independent quality management company to ensure your home is built to the highest standard possible. When we meet you on site at handover we will go over the maintenance period, any warranties and guarantees. You are then presented with the keys to your brand new Horncastle Home.
