Simon is having a well earned holiday so for the next couple of weekends I can have my say! By now you will all know that my area of expertise is investment property. At least once a week I get approached by an enthusiastic first time investor who recently attended a "Property Seminar". Generally the information they are told is accurate but often the property and the financial outcome projections do not suit that particular individual. You cannot take a broad brush approach when looking at investment property as there can be many variables. Cash flow requirements and relevant tax issues are major factors and this is affected by the individual's taxable income and ownership structure. The best advice I can offer is to make sure you do your own research and not rely fully on what you have been told. Never feel pressured and take advice from your professional advisors before committing yourself to any property purchase. If it seems too good to be true then often it is not true and could end up being a burden. Look at Blue Chip and others! There are some great investment opportunities out there but you need to be fully armed with all the relevant information before taking the next step.
